For example, we recently had a seller who accepted an exceptional offer from a buyer who had two properties to sell. One of those properties was already under offer to a first-time buyer, while the other had not yet sold. Our seller was fully aware of this situation because we had checked directly with both the selling agent and the buyers involved.


This is where things became difficult. The selling agent assured us that the buyer of the property we were marketing would only accept an offer from someone who was chain-free and in a position to proceed quickly. Based on that reassurance, our seller was comfortable accepting the offer, and from that point onward we maintained communication twice a week.


Unfortunately, we later discovered that the buyers of our property had accepted an offer from someone who still needed to sell their own property. This was not what had originally been agreed, and once again we were assured that the property would instead be sold to a chain-free buyer. Our seller accepted this explanation, but yet again the same situation occurred — the property was sold to another buyer who also had a property to sell.


Throughout the process, the agent handling the other properties repeatedly advised us that the links in the chain would be chain-free buyers, but both we and our client became increasingly frustrated. It began to feel as though the agent assumed our client would simply accept the situation regardless of the changing circumstances.


By this stage, trust had completely broken down. We were then informed for a fourth time that the property in the chain would now go to a chain-free buyer. After repeatedly chasing the agent and pointing out that this was not what had been agreed, the attitude we received was effectively: “Well, if your client wants to remarket and take that risk, that’s up to them.”


The assumption seemed to be that, because the property was worth over £400,000, our seller would simply continue waiting. However, after a lengthy discussion, we decided to remarket the property and successfully sold it again within 24 hours to a chain-free buyer.


The most concerning part was that the buyers themselves were not being fully informed that there was a real risk of losing the property because of the increasingly complicated chain.


This situation highlights exactly why communication from all sides is so important. Expectations must be clear, transparency is essential, and where possible, all parties should honour the agreements that were originally made.
