May Market Update: Consistent Activity & Serious Buyers Still Making Moves

May has continued the steady momentum we’ve seen throughout the spring market, with a consistent number of valuations and new properties coming to market. Sellers are still feeling motivated to make their move, and buyers are benefiting from a wider choice of homes becoming available. While activity behind the scenes has been incredibly strong, viewing numbers themselves have softened slightly compared to the high levels we experienced throughout March and April. This is something we often see as we move further into late spring and approach the summer months. Buyers become a little more selective, especially when there is a wider range of properties available.
However, lower viewing numbers do not necessarily mean a slower market.
What we are seeing is a shift in buyer behaviour. The people booking viewings right now are generally much more committed and motivated to move. Instead of large numbers of casual viewers, we are dealing with serious buyers who are financially prepared, actively searching, and ready to make decisions when they find the right property.
This means that although some properties may be receiving fewer viewings overall, we are still successfully securing strong offers and agreeing sales. Quality over quantity is proving to be the key trend this month.
For sellers, this highlights the importance of presenting your property correctly from day one. Accurate pricing, professional marketing, and strong presentation remain crucial in attracting the right buyers quickly. Serious buyers know what they are looking for, and well-positioned homes are continuing to stand out.
Looking ahead to June, we expect the market to remain active, particularly for well-priced homes in desirable locations. Buyer confidence is still there — it’s simply become more focused and intentional.
