Preparing Your Home for Professional Photos, Virtual Tours and Viewings

Getting Your Home Ready for Photography & Virtual Tours
We know that selling your home is a big step, and for many people, it can feel like an emotional journey too. That’s why we’re here to make the process as straightforward and stress-free as possible, supporting you every step of the way.
One of the first important stages is getting your home ready for professional photography and virtual tours. These images are often the very first impression a potential buyer will have of your property, so it’s worth taking a little time to make sure your home looks and feels its very best.
We never want you to feel rushed. We take the time to get to know you, your home and what makes it special. We’ll guide you through the preparation process with friendly, practical advice tailored to your property, drawing on our knowledge and understanding of the local area.
Our aim is simple: to showcase your home at its best, help it stand out from the crowd and attract buyers who will genuinely appreciate what it has to offer.
Helping Your Home Look Its Best
Here are a few simple, practical tips to help your home look its very best when the camera arrives.
Entrance Halls & Vestibules
Your entrance hall is the first part of your home that potential buyers will see, so it’s a lovely opportunity to make a welcoming first impression.
Remove jackets, coats, shoes and any other items from the area. Clearing away the everyday clutter will help maximise the feeling of space and allow buyers to see the entrance at its best.
Kitchens: The Heart of the Home
Keep Surfaces Clear
A clean, uncluttered kitchen always photographs beautifully. Remove branded bottles, spices, cloths, washing-up liquids and draining boards from the worktops.
The idea is to create a lovely, simple space where buyers can easily imagine themselves living and enjoying the home.
Please also make sure cups, glasses, plates and other dishes are either in the dishwasher or washed and put away.
Give It a Little Sparkle
A really good clean can make such a difference. Give your kitchen surfaces and floors a thorough clean so they look fresh and gleaming for the photographs.
Don’t Forget Our Four-Legged Friends
If you have pets, please remove food and water bowls, litter trays and dog or cat beds. These can simply be placed in the garage or outside while the photographs and virtual tours are being taken. It's also a good idea to remove these for viewings also.
Bedrooms & Living Areas: Comfort & Space
Make the Beds
There’s nothing quite like a beautifully made bed to make a bedroom feel warm, inviting and cared for. Pick up and put away clothes and children’s toys, remove jackets and bath robes from behind the bedroom doors and clear bedside tables. You can still leave a few lovely touches, such as aftershaves and candles, which can help the room feel welcoming.
A Little De-cluttering Goes a Long Way
We all have things that naturally build up around the home, but removing some of these everyday items can make rooms feel much bigger.
Keep Some Memories, Hide Others
We know your family photographs are an important part of your home and your memories. However, for photography, it can be helpful to put some of the more personal photographs away and perhaps replace them with neutral artwork.
This allows potential buyers to picture themselves and their own family enjoying the space.
Hide Away the Everyday Clutter
Shoes and jackets are best tucked away. A tidy room naturally feels more spacious, calm and appealing.
Bathrooms & WCs: Keep It Fresh
Clear Personal Items
As with the kitchen, try to clear personal items from bathroom surfaces. Shampoos, toothbrushes and cleaning products are best tucked away for the photographs and for viewings.
Perfumes and candles can stay out, as they can add a lovely touch of luxury and make the room feel more inviting.
Fresh Towels
Replace used towels with fresh ones and fold them neatly. It’s a small detail, but it can really help create that fresh, welcoming feeling.
General Presentation: Let There Be Light!
Make the Most of Natural Light
Open all blinds and curtains as wide as possible. Natural light can make rooms feel brighter, larger and much more welcoming, so let as much of it in as you can.
Consider Removing Small Floor Rugs
Although small rugs can make a room feel cosy, they can sometimes interrupt the visual flow of a space. Removing them can help show off your flooring and make the room feel more open and spacious.
Don’t Forget the Garden
If you have a garden, take a little time to tidy away tools, toys and any other miscellaneous items, or move them out of shot.
The outside of your home is just as important as the inside, and a well-maintained garden can really help create a positive first impression.
A Little Preparation Can Make a Big Difference
These small steps can make a real difference to how your home is presented online, helping to generate more interest and more viewings and, ultimately, giving you the best possible opportunity to achieve a higher sale price.
